What's included

Ground-up custom homes

Single-family homes, duplexes, and small multi-unit projects built from your architect's plans or designed with us.

Hillside and sloped lots

Stepped foundations, cast-in-place retaining walls, and multi-level slabs, the work most builders subcontract out.

Concrete and site work in-house

Excavation, footings, grade beams, slabs, and flatwork by our own crews, so the hardest part of the build is under our control.

One point of contact

Permits, engineering coordination, licensed electrical, plumbing, and HVAC partners, and finishes, all run by one team.

Building a custom home in Austin

How we build a custom home

1. Lot review. Before you commit to a design, we walk the lot and look at slope, rock, soil, drainage, access, and trees. On Austin lots, trees 19 inches and larger in diameter need a permit to remove or impact, and heritage species like oaks and pecans 24 inches and larger have even stricter rules (City of Austin City Arborist). These things set the footprint and the foundation before anything else does.

2. Plans, engineering, and price. We build from your architect's drawings or design the home with you. We coordinate the structural engineering, then give you an itemized proposal with one lump-sum total.

3. Site work and foundation. Our crews handle clearing, excavation, underground plumbing coordination, grade beams, retaining walls, and slabs. On hillside homes that can mean a lower foundation, full-height concrete retaining walls, and an upper slab poured in separate phases. See it on our 5,500 SF custom home build, where the septic, drainage, and flatwork were built alongside the house.

4. Framing and dry-in. Floor systems, walls, roof framing, sheathing, windows, and roofing get the house closed in and weather-tight.

5. Mechanical, electrical, and plumbing. Licensed partners rough in the trades on our schedule, followed by inspections, insulation, and drywall.

6. Finishes and walkthrough. Cabinets, flooring, tile, trim, appliances, exterior finishes, flatwork, and landscaping, then final inspections and a punch-list walkthrough.

Why the foundation matters most in Austin

Much of Austin and the Hill Country sits on limestone with steep grade changes, and east of I-35 a lot of the soil is expansive clay. Both make the foundation the riskiest part of a custom home. We are a concrete and civil contractor as well as a builder. We've poured a 30,000 SF slab in one day, rebuilt failed retaining walls, and built the Vargas Street homes from demolition to finished exterior.

How we bid & build

Onsite walk, itemized fixed bid, then we build

  1. 01

    Onsite walk

We meet you on the lot. We look at slope, rock, soil, drainage, access, trees, utilities, and setbacks, and go through your plans or ideas.

  2. 02

    Itemized fixed bid

You get an itemized fixed bid: every scope line from site work and foundation to finishes, allowances spelled out, and one lump-sum total. It comes with a schedule built for your house.

  3. 03

    Build

Our crews self-perform the concrete, framing, and most finishes, with licensed electrical, plumbing, and HVAC partners on the same schedule. One point of contact, start to walkthrough.

We don’t publish price ranges or per-square-foot numbers. Every bid is built from your site and your scope, after we have seen it in person. Request an estimate →

Questions

Common questions

Who builds custom homes in Austin, TX?

Stealth General Contracting is an Austin custom home builder that builds ground-up homes on infill and hillside lots across Austin, Round Rock, Cedar Park, Lakeway, Bee Cave, Dripping Springs, and nearby towns. Call 737-285-2969.

Do you build on hillside or sloped lots?

Yes. Hillside homes are a specialty. Our crews self-perform the excavation, stepped foundations, cast-in-place retaining walls, and multi-level slabs these sites need.

Can you build from my architect's plans?

Yes. We build from your architect's and engineer's drawings, or we can design the home with you under one design-build contract.

How do you price a custom home?

You get an itemized proposal that lists every scope line, with allowances spelled out and one lump-sum total, so you can compare bids apples to apples.

How long does it take to build a custom home in Austin?

We build the schedule for your house, not from a template. After the onsite walk and a look at your plans, the itemized bid comes with a schedule that breaks out permitting, site work and foundation, framing and dry-in, mechanical rough-ins, and finishes, so you see the sequence and the critical dates before you sign.

Do you handle permits and trees on Austin lots?

Yes. We prepare the permit package and plan around Austin's tree ordinance, which requires a permit to remove or impact trees 19 inches and larger in diameter.
